The course project is carried out on the sixth semester of bachelor studies during foreign exchange as part of the ERASMUS + program, at KEA – Copenhagen School of Design and Technology in Copenhagen, Denmark.

The project is carried out in a group of four people in a group of people from different countries. An additional goal of the project was the integration of foreign students.

Location

The building is located in Carlsberg district in Copenhagen. 


Carlsberg is an area located straddling the border of Valby and Vesterbro districts in central Copenhagen, Denmark approximately 2.4 km from the City Hall Square. The area emerged when J.C. Jacobsen founded his original brewery in the district in 1847. 

 

The area is dominated by numerous historic and restored 19th- and early 20th-century buildings, many of which have lavish ornamentations, as well as two historic gardens. The buildings have served a wide array of original functions, some of which are not immediately associated with the production of beer. These include a lighthouse, stables, Italianate villas and a museum.

 

After the decision was made to close the brewery, plans were launched to redevelop the area into a new district. A master plan for the area draws on inspiration from classical, dense city centers with short, winding streets, passageways and small squares. It will also feature ten slim towers. The planned district will aim at sustainability and an active urban life.

The idea of the project

By the decision of the group, the building on Lagerkælder 3 Street - Maltmagasinet was chosen. In 1969, architect Sven Eske Kristensen designed a building for storing large tanks with a total of 60,000 hectoliters of beer. The building was designated as an archive in 1995, and the warehouse was removed. Today, the Lagerkælder has over 6,870 m2.

It was divided into two parts. The first has been designed a 4-star hotel with a restaurant, a bar and exhibition space and a roof terrace. In the second part, an exclusive office building with a conference centre was created.

On the ground floor of the building there were cafes, florists and shops. In the courtyard, beer gardens and stalls will appear.

 

The historic building was partially protected - brick walls, ceilings and structural elements had to be preserved. The roof truss was not original. Along with the choice of new functions, it was decided to replace the golden wheels by windows reminiscent of form with earlier gold ornaments. A large terrace and bar space stood on the roof. The façades are fitted with golden perforated stripes made of fiberconcrete.

4-star hotels are facilities of a very high standard and a wide range of services. There are separate standards in each country. The building must be illuminated from the outside and have a separate covered entrance for guests. The way of delivery of goods should be designated elsewhere.

Air conditioning must be available in the rooms and in the public area, hot and cold water should be available around the clock, guests should have 24/7 access to telephone and fax facilities at the reception as well as public radio, television and internet. There should be an elevator in buildings higher than 2 floors.

The hotel should have a restaurant and aperitif bar or coffee bar. The hotel should also include conference rooms, at least two types of services related to biological regeneration (eg swimming pool, sauna, gym, solarium, massages, etc.). Therefore, the designed building was connected with the neighbouring one where the SPA was designed.

The room must have basic equipment - a bed (single, min. 90x200 cm or double, minimum 140x200 cm), wardrobe (minimum 3 hangers for each guest), bedside table, desk or table, one chair, lounge chairs at least two or a sofa (one armchair in a single room), a mirror, a wall hanger for outer clothing, a bedside lamp, a work lamp and top lighting, direct and easy access to at least one electrical socket at the work place, a luggage compartment.

The bathroom should be equipped with a bath tub with a battery and a shower or shower cubicle, and a bath or shower enclosure, a washbasin with a worktop or shelf, and a toilet. The complementary equipment is a mirror, a socket with a cover, a waste container and a set for each guest.

Designing a modern office building requires a comprehensive approach to the operation of such an object. First of all, focus on its aesthetics. It must be remembered that users of office space are often large and well-known companies. Those who care for the opinion of the brand need not only the prestigious location of the office, but also a suitably looking building.

Of course, the high functionality of the interior is extremely important in a modern office building. This should be considered on several levels. First of all, you need to design the interior so that it is ergonomic, as well as the workplace. This requires the use of appropriate, modern furniture and solutions. Computer desks should be adapted to the users and the nature of their work, just like office chairs. It is important to arrange a space that is friendly to employees, and at the same time use flexible solutions that allow you to increase or transform the space if necessary (eg by using easy-to-set partition walls).
